What evidence should I have before paying a university deposit?

At minimum, understand the offer conditions, payment and refund terms, remaining funding gap, programme fit and the main career assumptions. Identify what is still unknown and what paying commits you to. If housing or permission is a critical unresolved condition, bring it into the decision. A deadline does not remove the need to assess the commitment.
